Corona del Sol Estates Neighborhood Association CDSENA, LLC Web site General Information (homepage button) History Corona del Sol Estates was established 1978 when the first custom and semi-custom homes were constructed and now consists of 199 homes or lots. Properties of 1/3 to 1/2 acre can be found with unique side setbacks of 15 feet or more. Homes range from 2,790 square feet to ~4,000 square feet and sell for between $400,000 and $850,000. The Corona del Sol Estates Neighborhood Association CDSENA was established in 1998 by Karen Mulford and is dedicated to the promotion of positive partnerships between neighbors, surrounding neighborhoods, and the City of Tempe as well as the collaborative effort to keep the neighborhood esthetically updated and in good repair. It formally registered with the Arizona Corporation Commission as a Limited Liability Company (LLC) in 2007. Boundaries (General Information button) Our boundaries are approximately Lakeshore Drive to the west, Warner Road to the north, McClintock to the east, and Knox Road to the south with the exception of homes in Los Tesoros between McClintock and Juniper. Codes, Covenants, and Restrictions (General Information button) We ask our neighbors to voluntarily adhere to our CC&R’s (link to pdf file copy) established in 1978, as well as City of Tempe codes and ordinances. Neighbors who unwittingly find themselves out of compliance may receive a friendly reminder from the CC&R Committee (link to committee section) or a notice from the City of Tempe. Thank you for honoring our neighborhood guidelines for coexistence! Schools (General Information button) Our community is proud to host some of the most academically rigorous and high achieving schools in the state of Arizona. We are served by the Kyrene Elementary School District and the Tempe Union High School District. • Kyrene del Cielo Elementary School (link) abuts our neighborhood to the south and serves our kindergarten through 5th graders. • Kyrene Aprende Middle School (link) is a mile south of our neighborhood where 6th - 8th graders are bused. • Corona del Sol High School (link) located within our square mile area, is approximately ½ mile from our neighborhood, and serves our 9th – 12th grade students. The State of Arizona’s open enrollment law allows parents to send their students to any public school (district or charter) within the state that is not at capacity as long as transportation is provided. The Extreme Makeover! Committee is being co-chaired by: Mary Anne Kuhn: makuhn@cox.net Dean Nyhart: pdnyhart@juno.com In April 2007 the Extreme Makeover! Committee was established to update the perimeter walls, signs and landscaping of our neighborhood. This effort, scheduled to be completed in August, will require financial commitments, in-kind contributions, and volunteer efforts from each of our homeowners. THE ISSUES: • Textured stucco shows dirt • Stucco is pealing away from the wall and sign • Words are hard to read even during the day • Brick needs to be power washed • Many sections of wall and some signs need to be replaced due to irreparable damage • Planters are poorly constructed and plants can’t be easily maintained • Only one sign is lit up but all 6 need to be • Much of the landscaping needed to be removed and/or replaced THE DESIGN PLANS: (Neighborhood Enhancement Committee button) (Mary Anne will give me this content?) THE PROCESS: (Neighborhood Enhancement Committee button) (This is directly from the newsletter) Phase I – Design Under the leadership of Mary Anne Kuhn, we have hired Creative Environments to create the biddable design for walls, signs, and landscaping. Mary Anne is donating her time to work on the design for new signs. We’re thinking: • Keep/enhance/power wash the brick as it is consistent with our architecture • Put the majority of the funds into redesigning the signs – new wall, metal letters, lit up, no planters • Place a layer of brick on top of existing wall for esthetic purposes • Replace stucco with smooth surface • Repaint with an updated color to complement the brick Phase II – Wall Construction Plan Dan Croyle and Steve Amelotte from the City of Tempe are working together with the neighbors who own property along Warner and McClintock to remove/replace damaged walls and take out the roots causing the cracks. They will also remove and rebuild signage walls to prepare for new signs. Creative Designs (or another licensed contractor) will then restucco the entire perimeter and signage walls with a smooth surface and paint with a color to be chosen by the committee with neighborhood input. Phase III – Sign Design and Construction Sign designs will be reviewed and chosen by the committee with neighborhood input. Construction will begin when design if finalized. We’re thinking: • Metal letters that can be repainted, revised, replaced over time as needed without disturbing the wall • Arched signage wall to reflect our name “crown of the sun” • Enhanced pillars as funds are available • Lighting of signs is priority but dependant on funds Phase IV - Landscaping 65 plants were removed during the excavation and will be replaced by the City of Tempe. Additional plants will be added as funds are available in accordance with the design plans from Creative Environments and City of Tempe specifications. Tempe is also providing granite that will be spread across all landscaped areas. THE COST: (Neighborhood Enhancement Committee button) We are asking all 199 homes in our neighborhood to contribute between $500 and $1000 toward this effort. We estimate the cost to be approximately $100,000 based on the work of other neighborhoods. A bank account has been opened at Bank of America and will remain open as long as the CDSENA, LLC exists.
